House is located in a village on the eastern coast of Istria. It is designed as a combination of modern architecture and traditional Mediterranean style of simple lines, built with modern and traditional materials such as stone, wood and concrete.

The house is sold on a turnkey basis without furniture, with a possibility to negotiate the design while in the construction phase.

 

Projected completion date of the villa is May 2021.

In front of the house is planned a bungalow that will not obstruct the present sea view of the house.

 

INTERIOR

The ground floor of the villa consists of a an open concept living room with kitchen and dining area, and a bathroom and storage.

First floor of the villa consists of three bedrooms, each with its own bathroom.

Each room on the first floor has access to the terrace, with open sea views.

Each room has large glass panels with direct sea views.

There are glass fences on the terraces.

Cantilever stairs lead from the ground floor to the first floor.

Stairs will be cladin wood, which is the same color as the parquet throughout the ground floor. Cantilever stairs are mounted on a concrete wall, which remains concrete in the end.

The railing on the stairs is a cable, while on the first floor the railing on the stairs is glass.

The ground floor has exit to two terraces with open sea views.

Underfloor heating is installed in all bathrooms and throughout the ground floor.

Inverter air-conditioners are installed in all rooms, controlled via WI FI.

The bathrooms are equipped with modern and high quality ceramics and walkin showers, while one bathroom is equipped with bathtub.

The bathrooms are equipped with concealed faucets, in black and silver color.

Toilets have concealed cisterns with black and white control buttons.

The rooms have parquet floors.

 

JOINERY

Top six-chamber profile of the S9000IQ system, by German manufacturer GEALAN, with a modern design. The profiles are reinforced with galvanized steel 1.5 -2.0 mm. There are electric shutters on the glass panels. The front door is anthracite aluminum anti-burglary, with hidden wing.

 

EXTERIOR

Built-in preparation for video surveillance and alarm.

Swimming pool area of 27 square meters. The edge of the pool is paved with stone, and the interior of the pool is tiled with mosaic tiles. An LED reflector is installed in the pool. The sundeck around the pool is lined with stone.

Horticultural landscaping consists of grass, olives, laurel cherries, lavender, palmtrees, or at the customer's request.

Two parking spaces on the plot. The car entrance is a metal fence, with the possibility of remote control.

Facade 12 cm styrofoam insulation. White color of the final layer of the facade on the first floor of the villa. Istrian stone, 15 to 20 cm thick, across the  ground floor.
